Since joining WJE in 1987, Mr. Meyers has been recognized nationally in the areas of roofing and water-proofing has including
the investigation, inspection, repair design, and construction observation of over 700 structures. Both destructive and nondestructive
testing procedures of roofing and waterproofing systems are part of his expertise. His waterproofing experience
includes sheet membranes, fluid applied systems, built-up systems, bentonite materials, and cementitious applications for below
grade and plaza type applications. This also includes negative and positive side application, blindside waterproofing and zero lot
line applications.
Case Study:
Renovation of several mall / plazas of Sandburg Village, a complex with a variety of high, mid and low-rise buildings and landscaped central
pedestrian malls over parking garages, built from 1962 to 1972.
Renovations included extensive repairs to the plaza slabs, installation of a new waterproofing system with expansion joints, and creation of an
elevated urban garden that includes sidewalks, planters, and landscaping. Case studies will be used to discuss assessment techniques,
waterproofing solutions, and a restoration strategy. The presentation will focus on lessons learned in the design and performance of the
waterproofing systems incorporated in renovations.

Joining RRJ in 1983, Ken has been involved in the investigation, evaluation, and rehabilitation of projects throughout the
country. He provides expertise in architectural technology, condition survey documentation, leakage diagnostics, material and
systems evaluations, contract document preparation/review, and testing. Mr. Lies has extensive experience with cladding and
building systems including window and curtain walls, waterproofing membranes, exterior insulation and finish systems
(EIFS),masonry, roofing, flashings, and coatings. His additional professional associations include Building Enclosure
Technology and Environment Council (BETEC). ASTM International - Committee E06.55, Performance of Building Walls and
Committee E06.58 -Exterior Insulation and Finish Systems.
Case Study:
A 22-story 1970’s condominium building, plagued by water leakage, excessive air infiltration and poor thermal performance, was investigated for a
window replacement program. The building was constructed with cast-in-place concrete frame with the original strip windows supported on
unreinforced concrete block knee wall, which had developed anchorage concerns. Existing window and metal panel system was investigated as
well as a structural analysis of the spandrel panels and knee walls. The findings led to a complete replacement of the building envelope with a
curtain wall system. The replacement addressed strength deficiencies, building code wind load requirements, provided improved performance and
updated the buildings appearance and owner property values.

Case Studies:
Two case studies will be presented. First case study reviews investigation of leaks through a recently installed single-ply low-slope roofing system in a large warehouse building. The leaks were traced to inadequate condensation control and lack of an air barrier in the roofing assembly.
The second case study reviews investigation of leaks through a structural standing seam metal panel roofing system on a recently constructed school building. The leaks were attributed to installation deficiencies in the roofing system. Specifying a structural standing seam metal roofing system for a school building also comes into question.

Chicago Home Inspectors Seeing Big Problems With Split Block Walls Leaking

Some home inspectors say a building material in many brand new homes all over Chicago may be putting homeowners at serious risk this winter.
It's called split face block, a type of concrete used for exterior walls.
More than a dozen homeowners dealing with split face block problems contacted by ABC 7 for this report refused to talk on camera because they say talking about this hot button issue might hurt their home values.
"It's embarrassing, you know, you spent all this money on a home and look at it, look what's happening," said one homeowner.
It's the topic so taboo for Chicago homeowners that many won't talk about it. One West Side resident wanted to remain anonymous.
"We weren't sure exactly where the water was coming from," he said. "You start seeing the drywall starting to peel, you know, it's disappointing .. You'd actually see the nails and the two by fours, you wouldn't need a stud finder, you'd see them right through the drywall.
Home inspectors say the problem is split face block, a concrete building material used all over Chicago in brand new homes built during the latest building boom.
"I'm very scared," said home inspector William Decker.
Decker has been dealing with the problem for years.
"For the last four or five years, the major problem we saw was water coming in, and mold, and stained walls," said Decker.
But now, he says, during his inspections he's seeing a much bigger, more dangerous problem.

School board dismisses subcontractor on new EHS project

ELYRIA — Elyria Schools and the contractor hired to do waterproofing on the Washington Building are at odds over how the work should be completed, and the board has elected to find a contractor to do the work the way it wants.
At a special board meeting Friday morning, three of the five board members voted to hire a new contractor to do work being disputed by Cleveland-based Baumann Enterprise. Board members Kathryn Karpus and Ginny Hawes were absent from the 8 a.m. meeting.
Through attorney T.J. Weyls, Baumann declined to comment.
Baumann was hired in early spring to do demolition and excavating work on the project. The original contract totaled more than $717,000 and included waterproofing the foundation of the Washington building, which was constructed in 1894.
Since then, Baumann has completed nearly 90 percent of the scope of its work, including knocking down the technical building, old gymnasium and smoke stack.
However, according to Steve Friedman, the board’s construction attorney, when it was time to start the waterproofing in late August, Baumann took the position that there was an unforeseen condition at the Washington building, and it needed additional compensation to complete the job.

W. R. Grace & Co acquires waterproofing products manufacturer in China

Speciality chemicals and materials supplier W. R. Grace & Co (NYSE: GRA | PowerRating) reported on Monday that it has completed the acquisition of the business and assets of Wuhan Meilixin New Building Materials Co Ltd (Meilixin) for an undisclosed sum.

Meilixin is a manufacturer of waterproofing products in China. The company has manufacturing facilities for the production of customisable, fit-for-use waterproofing membranes, materials and compounds, as well as administrative offices and warehousing operations in Wuhan, Hubei province. Its products include multilayer macromolecule compound membranes, self-adhesive rubber membranes, cementitious capillary crystalline waterproofing materials and macromolecule compound coatings. 

The Meilixin business will be integrated into Grace Construction Products' Specialty Building Materials product group and will operate through Grace's Chinese subsidiary, Grace China Ltd.

Association Does Not Have to Stop Water Intrusion Into Condominium Units

Calemine v. Jared Court Homeowners Association, Inc.
In an unpublished opinion, the California Court of Appeals, relying on the Supreme Court’s decision in Lamden, upheld a trial court ruling that a condominium association, acting in good faith and in the best interests of the community, can decide not to take action to stop water from intruding or leaking into a unit due to construction defects in common areas.
Jared Court, an 18 unit townhouse style condominium association located in Woodland Hills, California, is made up of four buildings and common area that includes a tennis court, swimming pool, concrete walkways, front patios and mature landscaping. The CC&Rs require that the Association "maintain the portion of the project not occupied by the units [the common area], in good, clean, attractive and sanitary order and repair."
Each unit in Jared Court has a similar townhouse style three-level design. The lowest level consists of a garage and a windowless "bonus room"; the second level contains an entry foyer, living room, family and dining room, kitchen and powder room; and the upper level has three bedrooms and two bathrooms.
In 1982, shortly after the association was completed, unit owners became aware that water was leaking through the foundation and into the garage and bonus room areas. The association sued the developer/builder for construction defects and received a settlement of $335,000. Using the settlement funds, the association hired a contractor to repair and waterproof the interior of the below-grade surfaces of the garages and bonus rooms.
The repairs performed by that contractor were defective and did not resolve the water intrusion issues. The association sued that contractor in 1996 and settled that second generation defect case for $565,000. During the lawsuit, the association hired a consultant/expert who estimated that it would cost approximately $1,020,896 to repair the defects and stop the water intrusion; and that the repairs would involve extensive trenching and disruption to the common areas.

With all this rain here in California, we'll soon find out whose work is performing as it should be, and whose work is leaking like a sieve.

So often the deciding factor in selecting a waterproofing contractor is price; customers can't decipher the trade jargon on a bid and don't do their due diligence in researching companies before spending their hard earned money...

Someone once said, "You can't spend a little and get a lot." With waterproofing, that's double true...good luck to those unfortunate enough to be watching water pour in their home from a leaky deck that got waterproofed by the cheapest guy; it's about to cost you 10x more than you thought!

Mer-Krete Systems Launches Hydro Guard SP-1 Waterproofing Membrane

ANAHEIM, CA -- ParexLahabra, the parent company of leading building material brands; Parex, LaHabra, El Rey Stucco, Teifs, Mer-Krete Systems and Mer-Ko, announced the launch of Mer-Krete Hydro Guard SP-1, a "Green" waterproofing membrane.

Hydro Guard SP-1, a rapid-drying thin, load bearing waterproof and crack isolation membrane, is composed of modified elastomeric co-polymers. With excellent elongation, adhesion and high strength properties, the product is light green when applied and develops to a emerald green when dry. Hydro Guard SP-1 provides a 100% waterproof membrane that limits the transfer of substrate cracks to the finished ceramic or stone tile surface. Hydro Guard SP-1 is installed in a liquid state and can be applied to practically any form or irregular shape forming a monolithic waterproof barrier.

Decseal Triumphs At Exchange Quay Stirling Lloyd's Decseal System has been used for waterproofing and surfacing the top deck of the car park at Exchange Quay near Manchester.
Exchange Quay is a new complex of commercial space in Salford Quays, two miles from Manchester city centre that incorporates the very highest concepts in architectural design. The development comprises seven office buildings, green areas and multiple water features.

The Metro building within the development also came with a two-storey car park and it was essential that the systems chosen to protect this asset were not only effective and durable but also complimented the high-end design.

Of the systems available, Decseal from UK manufacturer Stirling Lloyd Polychem was chosen for waterproofing & surfacing the top deck of the car park. Based on advanced methyl methacrylate (MMA) resins the system not only offered the durability and skid-resistance desired by the client, but this high performance was available in a wide range of colours, giving the customer full control over the aesthetics.

For this project the client wanted a green finish and some 3,000m of Decseal, pigmented chrome green, was applied by Stirling Lloyd Construction, a specialist contractor authorised to apply the Decseal system.

Once the concrete deck had been prepared the Stirling Lloyd Construction team set about applying the system. Firstly Decseal Primer was applied, which sealed the substrate and enhanced the bond of the subsequent membrane. The fully reinforced waterproofing membrane was then applied, with a reinforcement scrim sandwiched between two layers of waterproofing. The membrane is liquid spray applied, which helped ensure a rapid application and a seamless finish, even around the complex details that needed to be treated. After the membrane had cured, in less than an hour, the final wearing course was applied. This provides the systems skid-resistance and aesthetic appearance.

Any system can only achieve its full performance potential if it is applied correctly. To back up the application teams experience and training, stringent on-site QC procedures including tensile adhesion tests, thickness checks and scuff tests were carried out to ensure this potential was realised.

To delineate the individual parking bays, Stirling Lloyds Safetrack LM line marking system was used. Safetrack LM is also MMA based and is highly durable, wear resistant and fully bonds with Decseal.

Despite tight programme schedules, Stirling Lloyd Construction completed the works on schedule and the owners of the development, HBG Properties, can be confident they have a car park that is aesthetically pleasing, is effectively protected against water penetration and will retain its anti-skid properties for many years.
